Location
KISS is located thirty minutes from Bali’s Ngurah Rai international airport, in Bali’s famed trendy town of Seminyak. Our property is a short fifteen minute walk to the beach, minutes away from prime shopping and a stone’s throw from some of Bali’s iconic dining and entertainment venues Ku De Ta, The Living Room and Hu’u bar.
Design
KISS is designed and decorated by celebrated Italian architect Valentina Autrito. Her quirky modernist style is influenced by modish city living and tropical elegance. From the individual villas, to the furniture and general decor, she uses playful and thought provoking asymmetry that influences guests to feel that the villas themselves are as much a piece of art as the paintings hanging on the walls.
Accommodation
Room occupancy is strictly restricted to a maximum of two adult per bedroom, No additional bed or baby cot is available for rental. Kiss Bali Is not recommended for children under 12 years old.
One Bedroom Villa (3 Units)

Our one bedroom villas come in two different and distinctive styles featuring unique designs fashioned for couples and honeymooners seeking to spend intimate time together in a tropical chic environment perfect for romance and relaxation.
All villas have private swimming pools, fully appointed kitchens, bespoke living rooms and all the comforts of home. The master bedroom suite offers a king-sized bed; flat screen Plasma TV with satellite reception, and en-suite bathroom that houses both a standalone shower and oversized bathtub.
The Deluxe Suite also comes with a hot/cold Jacuzzi, a soothing antidote to reinvigorate a tired body.
Two Bedroom Villa (3 Units)

Designed to accommodate the needs of a small family or group of friends, our two bedroom villas, each with their own unique design, are an exercise in exquisite space and functionality.
All of the three two-bedroom villas feature private open-air Jacuzzis, dining areas and spacious split level loft space specially created for guests to chill out and soak in the Bali experience in the comforts of their own villa.
The large swimming pool is enveloped by generous sized sundecks at the foot of each of the en-suit bedrooms, gourmet kitchen and common areas, including the oversized daybed which serves as a shady niche for guests to dream the day away.

As with all the KISS villas, the three bedroom complex enjoys open plan architecture that allows guests to soak in the beauty of their private manicured garden and swimming pool.
Three stylishly appointed bedrooms with en-suite baths are scattered across this two storey villa, ensuring that every guest is entitled to their own space for those moments when they want that ultimate privacy and solitude. The master bedroom comes with an oversized outdoor bath/whirlpool overlooking the swimming pool, ensuring that all guests can remain connected but yet separated.
Bunker style indoor living areas encourage social interaction, while the integrated dining/kitchen environment is the ideal place to entertain. This villa recreates all necessary home comforts and conveniences without detracting from the special privileges that are expected from every holiday experience.

Villa rates are categorized in low, high and peak seasons
A deposit of 50% of the rental amount must be received in 3 days after receiving the invoice and Final payment is required 45 days prior to arrival (low season) and 60 days (high season and Peak season) or immediately if booking is made less than 45 days prior to arrival in order to guarantee your reservation
Payment can be settled by :

Transfers are made to corporate bank account as informed in our invoice.

All costs related to the transaction have to be borne by you. Make sure to mention "Full Amount Guarantee" when you submit the transfer instruction.

- Payment is subject to 3% additional credit card processing fee
Check in time is at 2.00 pm and check out time is at 12.00 noon. Late check out can be arranged at half the rental rate subject to availability.
Events or functions at the Villa must be authorized by The owner
Cancellation
Cancellation has to be made in writing, either by email or fax.
- No show is subject to forfeiture of all payments you have made.
- Notice of cancellation must be received by Bali Villa Seminyak Holiday in writing by email or email at least 61 days prior to arrival for Low Season, 91 days prior to arrival for High Season and Peak Season bookings. Deposit will be refunded in full less US$ 1.000.00 OR 30% of monies received (whichever is greater), if the booking is canceled 61 days or more prior to arrival (91 days for Christmas/New Year bookings).In the event a reservation is canceled less than 61 days prior to arrival the deposit will be forfeited.
Final Payments are non-refundable
Be aware that security deposits are required for some villas. If required, a deposit will requested by the villa Manager upon arrival and will be refunded in full on day of departure, unless damages/repairs need to be performed, in which case refunds will be made by Cash or transfer, less cost of damages.
Travel insurance
With potential medical, liability, cancellation risks involved in holidays, travel insurance is important, as deposits and rental payments are not refundable after a reservation has been confirmed. We highly recommend to buy an all-inclusive travel insurance package which covers all your expenses if you need to cancel your holiday due to personal reasons or a world event.
The villa disclaims any and all liability of property loss or damage, as well as injury including death sustained by any person whilst residing at the villa or while engaged on any tour whether the loss or injury occurs as a result of breach of contractual obligations of the villa, it’s staff, employees or agent
